Since working with Underscore, the £750m mixed-use regeneration is achieving record-breaking performance with 70% office space now occupied. Station Hill is commanding rents of £56 per sq ft, which is above their initial £46 per sq ft target, setting new record-high rents for the Reading market.
Focussing on high-efficiency, sustainable workspaces, the 6.5-acre site includes over 1,300 homes, a 275,000 sq ft office tower, and 600 private and affordable build-to-rent units. It has been recognised as “super prime” by the British Council for Offices, while acting as a catalyst for inward investment in the Reading area, attracting businesses that might otherwise choose London.
Station Hill is a 6.5-acre, £750m ($1.04bn) mixed-use redevelopment project under construction in the heart of Reading in the UK. The brand strategy needed to reflect a new level of ambition for Reading and articulate what these changes would mean.
Our first steps were to consult with all stakeholder teams, local interest groups, residents and then train commuters to hear first-hand what they believe would be the right vision for their town as it evolves into a city, and the resultant brand and our placemaking story of ‘time for more’ captures the transformative nature of this development at a pivotal time and the benefits it will bring for everyone.
