Since our work with M Core began in 2024, the commercial property collective has continued with a period of rapid growth and international expansion, presenting a consistent, unified brand across every market it enters. The collective’s combined portfolio has grown to around £6 billion, and it now operates across seven countries, having entered Italy in 2026 with a €300 million acquisition of four retail destinations, its first major reinvestment following a landmark €2.3 billion sale of its French industrial platform to Blackstone.
Through 2025, M Core deployed more than £600 million across acquisitions and developments, including over £200 million in strategic UK acquisitions and £15 million in regeneration at flagship locations. The group maintains high occupancy across its estate and a deliberately granular tenant base, with around 10,900 tenant relationships.
As M Core has grown, a coherent digital presence has become an increasingly valuable asset, supporting how the collective is perceived by investment partners, tenants and shoppers alike.
M Core is a multi-award-winning, pan-European commercial property investment and management collective with over 35 years of experience and a combined portfolio valued at around £6 billion. It works across retail parks, shopping centres, warehouse and logistics space, investment plots and offices, operating in the UK, Poland, Romania, Germany, Spain, Ireland and Italy.
M Core’s scale comes from bringing together a number of established, family-run property companies under a single collective. This structure is a genuine strength, but it presented a clear brand challenge. Each business had grown up with its own identity, yet they increasingly served common investment partners and tenants who already regarded M Core as one organisation. There was no consistent digital presence to reflect that, and rapid expansion widened the gap with each acquisition.
Underscore was appointed to resolve this, developing a brand identity and set of guidelines to be rolled out across the group’s European portfolio, uniting its many parts under one coherent name and visual language. The work spanned two related challenges: the corporate websites aimed at investors and partners, and the consumer-facing landing pages for the UK M Park shopping centres and retail parks.

We delivered a unified digital home for M Core’s pan-European operations, with dedicated sites that speak with one consistent brand voice.
An intuitive portfolio page allows investors and tenants to explore available spaces via an interactive map technology, making a large multi-jurisdictional estate simple to search, filter and navigate.
Individual landing pages for M Core’s UK retail parks are tailored to their local communities while sharing one recognisable and connected M Park sub-identity.
The sites contain store, facilities and location information with opening hours and retail opportunity links to connect prospective tenants directly to the relevant asset manager.
Our brand style guide is the foundation that ensures consistent brand experiences across every user journey and touchpoint, from corporate investor sites to local shopping centre pages.

Located at the heart of Buchanan Street, this iconic 19th century building was voted Scotland’s favourite historic building and offers unrivalled premium surroundings in Glasgow for a unique shopping experience. We partnered with M Core to create a repositioning strategy focused on attracting design-led, values-driven brands and restoring the centre’s status as a distinctive retail and dining destination in the heart of the city.
The Arcadian — Welcome to an Eclectic Mix
The Arcadian is one of Birmingham city centre’s leading leisure destinations and is home to first-class restaurants with global cuisine and glamorous bars, as well as a comedy club and the Ibis Hotel. We partnered with M Core to craft a bold strategic transformation to reinvigorate the scheme physically, culturally and digitally, including a new high-performing website to better connect with target audiences, better serve the interests of tenants, and more effectively attract new prospects to fill vacancies.
